Q: How are maintenance services scheduled?
A: We proactively schedule services based on your plan frequency (seasonal, semi-annual, or annual) and coordinate all work around your property’s operations.

Q: Is sealcoating just for looks?
A: No — while it improves appearance, sealcoating protects against serious pavement deterioration caused by weather, oils, and UV rays.

Q: Does sealcoating fix cracks and potholes?
A: No — sealcoating protects your asphalt surface from UV damage and water penetration, but it does not repair existing cracks, potholes, or base damage. Proper crack sealing or patching must be done before sealcoating for the best results.

Q: Do all contractors use the same materials and methods?
A: Definitely not. Material quality, equipment, and workmanship vary widely. Low-cost contractors often cut corners, use inferior materials, or skip critical steps — leading to faster failures and higher long-term costs. We use only premium-grade materials and proven industry best practices.

Q: Do you require specific insurance or certifications?
A: Yes — all subcontractors must carry general liability and workers’ compensation insurance, and agree to our service standards.

Q: What types of work do you subcontract?
A: We subcontract a wide range of parking lot maintenance and repair services, including asphalt patching, crack sealing, sealcoating, line striping, concrete repairs, drainage correction, full lot reconstruction, and ADA compliance upgrades. Contractors specializing in one or more of these services are encouraged to apply.
